The Final Walkthrough

The final walk-through can be scheduled 1-4 days before closing and is your opportunity to be certain that the home is in the same condition as it was on the date of the initial contract Sellers are not required, and often do not, clean behind furniture that may have been there the last time you saw the home. If there was furniture in the home when you wrote the contract, you may find that you notice more dings on the walls and dirty spots on the carpet that you had not noticed before. When we do the walk-through, we will only be looking for damage that might have happened during the moving out process, and we will not be concerned with damage you simply didn’t notice previously.

If we requested repairs from the seller or items during the inspection process, we will be checking that they are done in a profession "workmanship" like manner.  We are also looking to be certain that the Sellers removed their personal property and left what we requested, such as:

  • Kitchen appliances
  • Sump Pump
  • Water Softener
  • Central Humidifier
  • Washer/Dryer
  • TV antennas/Satellite
  • Central Vac System
  • Garage door openers and keys
  • Mirrors in bathrooms
  • Window treatments and hardware
  • Swing-set
  • Shed
If at the walk-through we see that the Seller’s did not perform per the contract, we will request further work/repairs/removal of belongings using the walk-through form.  Buyers do still close on the property because the contract "survives after closing" and we can pursue Sellers after closing including any attorney fees necessary for the dispute.
